The Fall Home Maintenance Checklist for Massachusetts

In Massachusetts, fall maintenance isn’t housekeeping — it’s damage control purchased in advance. Every weakness your house carries into November gets worked over by five months of freeze-thaw cycles, snow load and ice, and comes out the other side bigger and more expensive. This is the checklist we’d run on our own houses every October, ordered by how much trouble each item prevents.

Water First: Gutters, Grading, Flashing

Almost everything winter does to a house, it does with water. Clean the gutters after the leaves finish — clogged gutters overflow against the fascia and foundation, then freeze there. Check that downspouts throw water away from the house; the wet basement corner of March is usually born at an October downspout. Wood That Goes Into Winter Soft Comes Out Broken

Walk the deck and porch with a screwdriver: probe board ends, posts at the ground line, railings and stair stringers. Soft wood saturates in fall rain, freezes, and the ice does demolition all winter — the $300 board repair becomes the spring framing project. The Rest of the October List

• Exterior caulk and paint failures — open joints at trim, windows and siding are winter’s front door. A tube of caulk in October beats a rot repair in May.
• Shut off and drain exterior faucets, and disconnect hoses — the burst pipe inside the wall is the classic preventable claim.
• Look up at the roof (from the ground, with binoculars): lifted or missing shingles, and tree limbs that will carry snow over the house.

What if I find rot or damage in October — is it too late to fix this year?

Usually not — exterior repairs run well into late fall, and they’re exactly what our schedule has room for between summer builds and winter interiors. What’s true: the later you call, the tighter the window, so October beats Thanksgiving.

Should I cover or treat the deck for winter?

If a wood deck is due for sealing, fall application protects it through the wet season. Beyond that: keep it shoveled with a plastic shovel, skip the rock salt on wood, and let a sound deck do its job — they’re built for this climate.

Is this also when I should plan winter remodeling?
