If your Central Massachusetts house predates roughly 1950, your walls are probably plaster over wood lath — and at some point a contractor has told you to “just rip it all out and drywall.” Sometimes that’s right. Often it isn’t. Plaster is quieter, harder and flatter-looking than drywall, and a hundred-year-old wall that’s still tight is a feature, not a defect. Here’s how we decide repair versus replace, wall by wall, and what each path costs.
Read the Wall: Three Conditions, Three Answers
Cracked but tight — repair it
Hairline and settlement cracks are plaster’s normal aging. If the wall doesn’t flex when you press near the crack, the plaster is still keyed to its lath: cracks get bridged with mesh and setting compound, and the wall is good for decades. This is most plaster in most old houses — $300 to $1,500 a room depending on crack count and ceiling involvement.
Loose but intact — reattach or overlay
Plaster that flexes or sounds hollow has broken its keys — the gripping fingers behind the lath — but hasn’t fallen yet. Two good saves: plaster washers or adhesive reattachment for localized areas, or skinning the whole surface with 3/8″ drywall screwed through to the framing — old wall stays as substrate (and sound barrier), new surface is dead flat. Overlay runs $2 to $4 per square foot and is our workhorse answer for wavy ceilings.
Failed, water-damaged or in the way — replace
Plaster that’s crumbling, stained soft by a leak (check the water damage signs first — fix the leak before the wall), or sitting on a wall that’s getting opened anyway for wiring, plumbing or insulation: that’s demolition territory, $5 to $10+ per square foot replaced, plus disposal — plaster demo is heavy, dusty work.
The Real Decision Is Usually About What’s Behind It
Here’s the honest framework: plaster’s fate should follow the wall’s future, not the other way around. If the room needs rewiring (knob-and-tube retirement), new plumbing or wall insulation, opening the wall does triple duty and new drywall is the by-product — the logic that runs through our older-home remodeling guide. If the bones behind the wall are fine, repair or overlay preserves what plaster does better: mass, sound deadening, and the slightly imperfect hand-troweled character that makes old rooms feel like old rooms. Mixed answers in one house are normal — gut the kitchen wet wall, skim the parlor.
One Massachusetts-specific note: pre-1978 painted surfaces fall under the EPA’s RRP lead-safe work rules, and plaster demo in particular makes serious dust. Contractors working these houses must be RRP-certified — containment, HEPA cleanup, the whole protocol. It’s a fair screening question for anyone bidding plaster work, alongside the others in choosing a contractor.

Why do my plaster cracks keep coming back after patching?
Because spackle bridges nothing — a returning crack is either an unreinforced repair (needs mesh and setting-type compound, not paste) or movement underneath. Can you hang a TV or shelves on plaster?
Yes — into the studs, located carefully (magnetic finders beat sensor types through plaster). Drill, don’t hammer; toggle anchors handle midweight loads between studs. The wall is stronger than drywall once you’re anchored right.
Does replacing plaster with drywall hurt an old house’s value?
Not when it’s done in service of the house — buyers reward updated systems and straight walls. What hurts is the visible shortcut: drywall butted against original trim with the reveals gone flat. Keeping the casings proud and the details consistent is finish carpentry, and it’s the difference between “renovated” and “flipped.”
